Additions & Alterations
Need more bedrooms for your growing family or would like have that new family room, ensuite or first floor addition?
At City Coast Building Design we can design cost effective alterations and/or additions to your existing home to meet your lifestyle requirements into the future.
Garages, sheds, pergolas, decks etc can also be designed to your requirements.
Dual Occupancy Development
If you are a property developer, builder or have a residential lot that meets the Council's requirements, City Coast Building Design can design a dual occupancy development (two dwellings) or add an additional dwelling to the existing dwelling located on the site.
Secondary Dwellings/Granny Flats
Recent changes to the State Government's Affordable Rental Housing State Environmental Planning Policy introduced the ability to construct secondary dwellings/granny flats on some existing lots.
A secondary dwelling is a self-contained dwelling that is established in conjunction with another dwelling (the principal dwelling) on the same allotment of land and may be located within, or attached to, or separate from, the principal dwelling.
The purpose of secondary dwellings, according to the NSW Department of Planning and Infrastructure, is to provide the opportunity for the family to provide space for those who need space of their own, like elderly relatives or younger people who have not left home. Alternatively, you choose to make the secondary dwelling available to to a relative or a friend or simply rent it out.
At City Coast Building Design we can prepare designs for a secondary dwelling on your site in compliance with your needs and the requirements of the State Government policy.
Multi-unit Residential Development
If you are a builder or property developer City Coast Building Design can design all forms of multi-unit residential development including villa and townhouse developments incorporating strata, torrens (if permissible) and community title subdivision.
Child Care Centres
At City Coast Building Design we can design new child care centres in accordance with the requirements of the Building Code of Australia and the NSW Department of Childrens Services.
We can also design additions and alterations to your existing child care centre and provide the appropriate certification to the NSW Department of Childrens Services.
We can also provide a compliance report for submission to the NSW Department of Childrens Services for your existing child care centre.
Introduced by the NSW Government, BASIX, the Building Sustainability Index, ensures homes are designed to use less potable water and be responsible for fewer greenhouse gas emissions by setting energy and water reduction targets for house and units. BASIX is one of the most robust sustainable planning measures in Australia, delivering equitable and effective water and greenhouse gas reductions across NSW.
BASIX certificates are required to be provided with Development Applications and Complying Development Certificates for single and multi-unit residential developments, and in some cases, additions and alterations and swimming pools in NSW.
At City Coast Building Design BASIX certificates are obtained and provided in the design documentation for all required development.
